The firm assembled the site out of a bankruptcy estate, structured the venture as general partner alongside Education Realty Trust, and secured a multi-year property-tax abatement that made the economics work. Roosevelt Point was delivered on time and on budget on what was then a pioneering corner — today the densest intersection in downtown Phoenix. The firm exited to a strong return, and the property has continued to trade and perform at the top of its market in the years since.
